I've (almost) sold my house, plus almost bought a new home. My move was to be from California to Texas. On the sale, the house was to close 2/25/09, on the 23rd we had the walk-through & buyers realtor indicated all is well for closing. Based on this information, my wife & I:
1. Flew to Texas bought a home 2. Signed a contract with moving company 3. Boxed all our personal items 4. Sold or gave away all furniture, including TV except two chairs 5. Postal change of address 6. Cancel all utilities, including phone & DSL
Note we planned upon arrival to replace the above.
About 6pm the night of 'closing' we were informed we have a problem.
The buyers lender decided to to submit our property for review, to see if the property still had value; lenders/buyers appraiser, appraised the property for. Keep in mind the appraisal upon lender required review, was 30 days old.
Okay! We wait a week for the lenders review to come in. They compared my property to 3 foreclosed 'bank owned' distressed properties. And said my property's value is $100,000 Less than, the buyers full appraisal. Next realtors both sides + original appraiser submit rebuttals. Next reviewers add $15,000 to there first evaluation of my property. Next both realtors submit additional comps. which shows, my property to be grossly mis-priced. Next reviewers use there own tool (software which automatically values property) AVM, reviewers use of there own resources, now added $52,000 there original guess of my properties value.
In the meantime 'wait' were stuck here all packed up ready to go, we cannot cook meals pots & pans packed who knows where, I forgot to mention the fridge was sold also.
I'm not sure when or at what price, or even if my property will finally sell at. BUT I can tell you that the USA economy is affected by the BS 3rd party lenders, unfair review. Think ripple effect. The movers waist ed dollars, on a move that did not occur, retailers did not get my dollars to replace furniture etc., the new home is stuck in limbo non-sale, the buyers side has many adverse consequences also.
The process grinds on slowly, with us the last to know anything.

Thanks for the kind words & sympathy. Saturday was somewhat more bearable; I found the two boxes & got my DVD player hooked up, to the borrowed TV.
Body of Lies - Good, Eagle Eye - Stupid, Nights in Rodan - Sleep.
Each problem or wrongful act (to an individual), that individual goes through phases. Phase1 outrage & yelling etc - Phase(later) reach a better place or enlightenment.

| Posted: | | | | Hi Guys, Thank You All How about some thoughts on this; Often times people take for granted the blessings, we have & during times of hardship & strife, were given the opportunity to appreciate, what we have. Kind of a wake-up-call! In living this particular perceived injustice, I've gone from outrage (you S.O.B's) to a greater appreciation of family & friends. | Posted: | | | | Hi Guys, Latest news, buyers are now working with a 'direct lender' who will accept the original 1/17 appraisal. Should all complete the 'high hurdles' event flawlessly closing (documents + funding) should occur 14 days from 3/9. Example of 'hurdles' lender requires buyers wife a 'school teacher' to provide a copy of her college diploma plus certified college transcript. This seems way to 'none of your business, Mr. lender' You would think employment verification would be sufficient. Life is a 'sine wave' or peak to valley, constantly in motion to one or the other. | Posted: | | | | Thanks Hal Expanding on 'peaks & valley' concept peaks and valleys define the the extremes, or boundaries where all activity can occur. Peaks & valleys are filled with 'wild' exuberance, which help or start the journey to the other extreme. The trick is to learn to enjoy the ride to each extreme. Quick update, about a week ago we arrived in Texas (for good). The wife followed in her loaded down car, while I got to drive with the cat & the dog, fun! Texas is wonderful.
